Construction Nearly Complete at 2043-51 North Front Street in Fishtown

Philadelphia YIMBY’s recent site visit has observed that construction work is nearing completion at a six-story, 35-unit residential building at 2043-51 North Front Street in Fishtown, though permits were issued last October. Designed by CANNOdesign, the building will rise six stories tall and will feature commercial space on the ground floor and 35 bicycle spaces. Tester Construction is listed as the contractor.

Renderings Revealed for 5235 Chestnut Street in Cobbs Creek, West Philadelphia

Renderings have been revealed for a new two-building mixed-use development proposed at 5235 Chestnut Street in Cobbs CreekWest Philadelphia. The first building (which is located along Chestnut Street) will be the smaller of the two, rising six stories with a commercial space at the ground floor, with 33 residential units situated in the upper floors. The building will include a basement as well as a roof deck and green roof that will be accessed through a pilot house. 11 bike spaces will be included. The second, larger building that will be located along Ludlow Street and will also rise six stories. A commercial space will also be located on the ground floor of this building, with 171 residential units on upper floors. Like Building 1, there will be a basement level, roof deck, and green roof at the top, plus 57 bike spaces. The two buildings will share a loading space located along Ludlow Street. KCA Design Associates is the architectural firm behind the project.

Construction Nears Completion at 315 West Berks Street in Norris Square

Philadelphia YIMBY’s recent site visit has observed that construction is nearly complete at a three-story, three-unit residential building at 315 West Berks Street in Norris Square, North Philadelphia. The development will replace a vacant lot situated on the north side of the block between North Orianna Street and North 4th Street. The structure will span a 1,026-square-foot ground footprint and will contain 3,787 square feet of interior space, which gives an average of just over 1,200 square feet per apartment. Building features will include full sprinkling and a roof deck, which will offer unobstructed views in most directions. Permits list Jessie Claus as the owner, David McArthur as the design professional, and GTMO Development LLC as the contractor. Construction costs are stated at $250,000.

Permits have bee issued for the construction of a mixed-use building at 225-39 North 13th Street in ChinatownCenter City. Upon completion, the new building will rise seven floors, with a commercial space at ground level. Above, there will be 81 residential units that will be offered as short-term rentals. In total, the structure, which will be built using modular construction, will span 60,111 square feet of space. SLP Architectural Services is the firm behind the project’s design.
