The 22nd place on Philadelphia YIMBY’s First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year, goes to Market East. This Center City neighborhood, situated east of City Hall along Market Street, has seen rapid development over the past few years. The category owes its relatively high place on our ranking due to our consistent coverage of certain developments, notably East Market Phase 3, as well as analysis of architectural landmarks such as the PSFS Building.
After demolition finally wrapped up at 1620 Sansom Street, excavation work is underway for the 340-foot-tall, 28-story high-rise. The tower will stand in the Rittenhouse Square neighborhood of Center City, just two blocks to the south of Liberty Place. The building will feature 306 residential units, as well as commercial space on the ground floor. The earlier iteration’s unit and lesser floor count was bumped up two months ago via a permit filing.

Permits have been issued for the construction of an eight-unit mixed-use building at 22 East Durham Street in Mount Airy, Northwest Philadelphia. The structure will rise five stories tall, with office space situated on the ground floor. A roof decks will be situated atop the building. In total, the structure will hold 2,400 square feet of interior space and cost an estimated $1.2 million to build. Joseph Donahue is listed as the design professional, with PRA Construction Management Services LLC specified as the contractor.
Permits have been issued for the construction of a townhouse complex at 2600-40 East Hagert Street in Olde Richmond, Kensington. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the project will consist of 11 homes. Each will rise four stories tall and contain just under 2,600 square feet of interior space. Costs are estimated at $289,592 per townhouse.
