Philadelphia YIMBY’s recent site visit has observed that construction is still pending at a three-story two-family rowhouse at 2113 East Norris Street in Fishtown. The structure will replace a dilapidated three-story rowhome on the northeast side of the block between Amber Street and Trenton Avenue. Designed by Designblendz, the structure will span 4,389 square feet and will feature a cellar and a roof deck. Permits list Chris Steinbiss as the contractor.

Construction Complete at 1429-31 Federal Street in Point Breeze, South Philadelphia

Philly YIMBY’s recent site visit has observed that construction work is nearing completion at a four-story, 42-unit mixed-use residential and commercial project at 1429-31 Federal Street in Point Breeze, South Philadelphia. The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and specify a construction cost of $3.8 million.

Renovations Underway at 1401 South Broad Street in Passyunk Square, South Philadelphia

A recent site visit by Philly YIMBY has documented progress of a renovation project underway at 1401 South Broad Street in Passyunk Square, South Philadelphia. Upon completion, the project will feature four residential units and ground-floor retail space. The project will add 1,787 square feet to the existing 3,554-square-foot building. Construction costs are listed at $205,000.

Construction Continues at 841-51 South 2nd Street in Queen Village, South Philadelphia

A recent site visit by Philly YIMBY has observed that construction has topped out and exterior work is underway at a four-story, 42-unit mixed-use project under construction at 841-51 South 2nd Street in Queen Village, South Philadelphia. The building rises at the northeast corner of 2nd and Christian streets. Designed by Harman Deutsch Ohler Architecture (HDO Architecture), the development will span 54,313 square feet, with a plaza at the street corner and retail on the ground floor, as well as a roof deck. Permits list Indian Harbour Asset Management LLC as the contractor and a construction cost of $6.79 million.

Finishing Touches Underway at Jessup House at 123 South 12th Street in Midtown Village, Center City

A recent site visit by Philadelphia YIMBY has noted that construction work is nearing completion at Jessup House at 12+Sansom, a 240-foot-tall, 20-story residential high-rise under construction at 123 South 12th Street (alternately 123-27 South 12th Street) in Midtown Village, Center City. The 370,860-square-foot development will provide 399 rental apartments, as well as 10,844 square feet of retail. The project team consists of Studios Architecture as the design architect, BLT Architects as the architect of record, Greystar Real Estate Partners as the developer, and Clemens Construction Company as the contractor. The construction cost is specified at $132.25 million.

No Signs of Construction at Site of Stalled Office Tower Proposed at 1301 Market Street in Market East, Center City

As expected, a recent site visit by Philadelphia YIMBY has shown no signs office construction at the site of an apparently stalled proposal for an office tower at 1301 Market Street in Market East, Center City, half a block to the east of City Hall. Originally designed by Skidmore, Owings & Merrill, the building will yield over 700,000 square feet, with floor plates at the lower levels measuring over 25,000 square feet and those at the upper floors at over 17,000 square feet.

Foundation Work In Progress at 316-20 South 11th Street in Washington Square West, Center City

Philly YIMBY’s recent site visit has revealed that construction of foundations is underway at a nine-unit townhouse complex at 316-20 South 11th Street in Washington Square West, Center City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one. A recent site visit by Philly YIMBY has revealed that a construction site has been cleared for The Mark, a 34-story, 363-unit high-rise building at 3615 Chestnut Street in University City, West Philadelphia. The 414-foot-tall tower will rise from a through-block lot extending from Chestnut Street to the south and Ludlow Street to the north. Designed by the BKV Group and developed by Landmark Properties, the building will span 415,849 square feet and will feature extensive amenity space and parking for 70 cars and 96 bicycles. The latest permit, which covers the construction of the core and shell for the tower, lists Landmark Urban Construction PA as the contractor and specifies a construction cost of $45.1 million, of which $100,000 is allocated toward plumbing work.

Permits Issued for 4080 Olive Street in Belmont, West Philadelphia

Permits have been issued for the construction of a three-story, three-unit residential building at 4080 Olive Street in Belmont, West Philadelphia. The structure will replace two joined vacant lots located at the southwest side of the block between Fairmount Avenue and North 41st Street. The new building will span 3,552 square feet and feature a basement. The project team consists of Hong Da Development as the owner, Sky Design Studio, as the architect, and Hong Da Construction as the contractor.
