In-Depth Look at East Market Phase 3, a Two-Tower Complex Underway at 1101-53 Chestnut Street in Market East, Center City

In the late 1980s, in rapid succession, a series of skyscrapers broke through the long-held “Gentlemen’s Agreement” that unofficially restricted Philadelphia’s buildings from rising above the 548-foot-tall pinnacle of City Hall, creating the now-iconic skyline of Center City. While the skyscraper cluster transformed the area to the west of City Hall, the Market East district to the east continues to lag behind in terms of an imposing skyline. However, East Market Phase 3, developed by National Real Estate Development as part of the East Market complex and currently under construction at 1101-53 Chestnut Street, will boost the local skyline with a pair of towers rising 364 and 288 feet tall. The buildings will bring one million square feet of medical office, residential, and retail space to the neighborhood, and add a sizable public plaza. Construction Progresses On The Maven In Francisville, North Philadelphia

Construction is making rapid progress on The Maven, a 28-unit mixed-use development at 1533 Ridge Avenue in FrancisvilleNorth Philadelphia. When completed, the building will rise five stories tall and include a commercial space in the ground floor. The units will consist of studios, one-bedrooms and two-bedrooms. Canno Design is behind the architectural work for the project, with Khosla Properties developing it, and Tester Construction taking up the contracting work. The building will hold 23,665 square feet of space and will cost an estimated $3.9 million to build.

Construction Underway On The Bordeaux In Brewerytown

Construction is underway at The Bordeaux, a 16-unit mixed-use development at 2600 West Gerard Avenue in BrewerytownNorth Philadelphia. Upon completion, the building will rise five stories tall with a 3,500 square foot retail space in the ground floor. Amenities will include bike and tenant storage as well as a roof deck that will likely offer sweeping skyline views. Argo Property Group is developing the property.  The design was by Ambit Architecture and it will be built by  Tester Construction. In total, the building will have 20,938 square feet of space.

The fence that surrounds the site of the Broad and Noble, a 344-unit project planned at 435-43 North Broad Street in Callowhill, North Philadelphia, has received new signage that refers to the Hunter Roberts Construction Group, the building contractor. Designed by Barton Partners and developed by Toll Brothers, the building will rise 231 feet and 19 stories and will feature a brick exterior that sets back from Broad Street. The while the inside will feature along with amenity space, retail, and underground parking.

Concrete work has reached ground level at LVL North, a nine-story, 410-unit development under construction at 510 North Broad Street in Spring Garden, North Philadelphia.
