A number of new residential projects in various development stages are transforming Center City‘s Market East neighborhood, such as 12+Sansom, a 25-story tower proposed for 123 South 12th Street. Located at the corner of South 12th and Sansom Streets, the building will stand 306 feet tall and include 220 residential units, which will range from 800 and 1,400 square feet. Perkins Eastman is the project architect and Brickstone Realty is the developer.
Construction is progressing quickly on the six-story, mixed-use structure at 3700 Lancaster Avenue in University City. The building, which is part of the multibillion-dollar uCity Square megaproject, will rise on an angled lot that was formerly home to the University City High School. The development will add 463 residential unit and retail to the growing Lancaster Avenue and University City. The structure will hold 304,907 square feet of residential space and 13,856 square feet of retail space. Plans also call for 157 parking spaces for residents’ use.
The Poplar neighborhood in North Philadelphia is seeing an influx of proposals in recent months. At 1030 West Girard Avenue, a second phase is being proposed as an extension to a project that is already rising. The new 120-unit residential building, developed by Michael Alhadad, will rise six stories and complete the full-block complex between West Girard Avenue to the north, West Harper Street to the south, North 10th Street to the east, and North 1th Street to the west. Phase two will take up the western half of the block, which currently houses a metal-sheathed, gable-roofed warehouse.
A zoning permit has been filed for the construction of a single-family residential structure at 453 Farson Street in Mill Creek, West Philadelphia. The building will span a 550-square-foot footprint and will feature a roof deck. IRA Development LLC and Yucel Enis are the listed owners and Maher Abdelaal is the designer.
