Facade Wraps Construction On Riverwalk South in Center City West

The Center City West neighborhood has taken on a new look over the past few years, as the first of the newest crop of developments are in the final stages of construction. A pair of towers dubbed Riverwalk stands at 60 North 23rd Street, near the Schuylkill River. Designed by Gensler and developed by PMC Property Group, the angled south tower rises 363 feet and 32 stories, and the north tower rises 315 feet and 28 stories. In total, the slab-like towers will soon boast 711 total units.

A large mixed-use development proposed at 4746-48 Spruce Street in Walnut HillWest Philadelphia, is going before the Civic Design Review. Designed by PZS Architects, the building will rise 12 stories high, with 170 residential units situated within the third through eleventh floors. This residential space will span 149,590 square feet. Meanwhile, the twelfth floor will include residential amenity space, totaling 5,700 square feet, while commercial and lobby space on the bottom two floors at the tower’s podium will occupy 36,851 square feet. The project will include parking for 28 cars and 76 bicycles.

Construction Anticipated at 139 West Chelten Avenue in Germantown, Northwest Philadelphia

A recent site visit by Philly YIMBY has revealed that construction has not yet started at the five-story, 50-unit residential building at 139 West Chelten Avenue in Germantown, Northwest Philadelphia, though permits were issued last October. Designed by CANNOdesign, the development will be situated within a two- to three-block walking distance to two SEPTA Regional Rail stations, the Chelten Avenue Station to the southwest and the Germantown Station to the northeast. The ground-level retail space will contribute to the commercial corridor along which the building will be situated. The structure will span a 13,681-square-foot footprint and will feature 52,391 square feet of interior space, full sprinkling, and an unspecified number of parking spaces. Permits list Tester Construction Group as the contractor and a construction cost of $7.7 million.
