At 1001 South Broad Street, at the corner of Washington Avenue and South Broad Street in Hawthorne, South Philadelphia, a massive 4.4-acre lot has long remained empty, awaiting development as several proposals have been revealed on the site. The new project, designed by Cope Linder Architects, will soon rise to a height of 426 feet and feature 1,800,000 square feet of residential and retail space. Though the most recent design was unveiled in 2016, not a single shovelful of earth has yet been moved for construction.
Zoning permits have been filed for the construction of nine buildings on lots ranging from 4537 to 4553 Belgrade Street in Bridesburg. The permits cover the following addresses: 4537, 4539, 4541, 4543, 4545, 4547, 4549, 4551, 4553 Belgrade Street. Stanley J Brach Trust is the listed owner of all properties.
Permits have been issued for the renovation of a former industrial building located at 2501 Oakford Street in Grays Ferry, South Philadelphia. The former factory is set to receive an extra floor on top of the current four-story structure and to become home to 54 apartments as well as commercial space. Though not mentioned in the latest permit, a similar permit dating to May 2018 also called for artist studios and a roof deck, which would offer sweeping views since the tall-ceiled floors make the structure stand prominently above the low-rise surroundings. The owner is listed as 25th and Oakford LLC, with Reed St builders LLC listed as the contractor.
A zoning permit has been filed for the construction of a new building at 1309 Hope Street near the western boundary of Fishtown in Kensington. The permit describes the proposal as an attached structure with a roof deck and a pilot house (a bulkhead). Hope and Front Associates is the listed owner.
