Designed by Rogers Stirk Harbour + Partners and Bower Lewis Thrower Architects and developed by Midwood Investments and Development, the building will rise 445 feet and 32 floors and include 448 residential units. The tower will replace a group of low-rise buildings and add color to the area with its bright design.

One Dock Street Awaits Construction in Society Hill, Old City

The tenth-tallest building on Philly YIMBY’s December 2020 Development Countdown is the 380-foot-tall, 31-story One Dock Street in Society Hill, Center City. Designed by Bower Lewis Thower Architects, the proposal shares the address with the adjacent Philadelphia Marriott Old City and will feature 272 rental units. The building will stand just to the east of I.M. Pei’s 309-foot-tall Society Hill Towers, which in 1964 sprung into the skyline of Old City, one of the city’s oldest districts. Our recent site visit revealed no progress at the site as of yet.

An industrial space will be located in the basement of the building, with parking and building amenity space taking up the ground floor. Designed by Coscia Moos Architecture, the building rise from a 3,835-square-foot footprint and yield 28,358 square feet. Tester Construction is the specified contractor. The construction cost is listed at $5,365,030.

The 11th-tallest building on Philly YIMBY’s December 2020 Development Countdown is the 377-foot-tall, 19-story CHOP Hub for Clinical Collaboration at 3501 Civic Center Boulevard in University City, West Philadelphia. Designed by Perkins+Will, the building will add 550,000 square feet to the Children’s Hospital of Philadelphia campus, significantly expanding its medical space. Our recent site visit revealed that the concrete core currently stands 13 stories high, around two-thirds of its final height, with the steel frame in progress on the lower floors.

At number 12 on Philly YIMBY’s December 2020 Development Countdown is the Thomas Jefferson Specialty Care Pavilion, a 372-foot-tall, 24-story tower underway at 1101 Chestnut Street in the rapidly growing Market East neighborhood in Center City. Designed by Ennead Architects and Stantec and developed by National Realty Corp., the sleek glass tower will bring a modern presence to the area and yield 426,000 square feet of medical office space, which will be occupied by Jefferson Health. The building is part of the two-tower East Market Phase 3 project, which will also feature a 329-foot-tall, 25-story residential tower at 1153 Chestnut Street to the west. Philly YIMBY’s recent site visit revealed that excavation is almost complete for the 712,000-plus-square-foot complex.
