Philadelphia YIMBY Presents Updated Massings of 2300-24 Market Street in Center City West

A surge of development in Center City West is poised to change the neighborhood in the near future. One of these additions is the recently redesigned proposal at 2300-24 Market Street. The original plan was more massive and held residential space, and would have risen 202 feet and 14 stories high. The original iteration was designed by Tantillo Architecture and developed by Lubert-Alder, but now KieranTimberlake and Breakthrough Properties have collaborated to bring the new iteration. The building will now stand at a noticeably shorter height, with a confirmed floor count of nine floors, along with the buildings purpose shifting to office and lab space. Demolition Anticipated at 1600 Carpenter Street in Graduate Hospital, South Philadelphia

Philly YIMBY recently visited the site of a 191-unit mixed-use development proposed at 1600 Carpenter Street in Graduate Hospital, South Philadelphia. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the complex will replace a suburban-style shopping mall with a stately, traditionally-styled six-story building facing Washington Avenue, which will offer 23,185 square feet of ground-level retail and 131 rental apartments, ranging from studios to two-bedrooms, many of which will rank as affordable housing. To the north, 60 multi-family townhouses will be situated, which will match the scale and the material palette of the surrounding area. The development will boast publicly accessible pedestrian promenades and landscaping, as well as 141 parking spaces, of which 119 will be located in an underground garage in the apartment building, and 22 more will be situated in the townhouses.

Construction Underway at 5007 Pentridge Street in Cedar Park, West Philadelphia

A recent site visit by Philly YIMBY has documented construction at a three-story, eight-unit multi-family building at 5007 Pentridge Street in Cedar ParkWest Philadelphia. Designed by Ambit Architecture, the project rises on the north side of the block between South 50th and South 51st streets. The development will span around 6,500 square feet (including cellar space). Permits list Baltimore Select Properties LLC aka Select Redevelopment as the contractor, and a construction cost of $850,000.
