After a long process of demolition of existing structures, excavation work is underway at 918 North Delaware Avenue (also known as 918-80 North Delaware Avenue) in Northern Liberties, North Philadelphia. The site is one of the largest along the avenue, with adjacent streets forming a curvy footprint for the future six structures. Designed by L2Partridge and developed by Core Realty, the 426-unit project will include a total of 418,480 square feet of floor space within the five main buildings.
Renderings have been revealed for a large residential complex with 34 single-family homes proposed at 949 North Marshall Street in Northern Liberties, North Philadelphia, near the border with the adjacent Poplar neighborhood. Designed by Gnome Architects, the complex will feature homes rising four stories tall, with variation in designs to ensure that the residences do not look exactly alike. The homes will feature roof decks and rear balconies, with some also including recessed balconies. Each will include a two-car garage, meaning that 68 parking spaces will be situated in the development.
Permits have been issued for the construction of a six-unit multi-family structure at 2202 North Marshall Street in North Philadelphia East near Temple University. The building will rise four stories tall and will feature a roof deck. In total, the structure will hold 6,408 square feet of space. Permits estimate construction costs at $350,000.
An updated design has been revealed for 6134-46 Wayne Avenue, a development proposed in Morton, Northwest Philadelphia. Designed by ALMA Architecture, the complex includes the mixture of townhouses and multi-family apartment buildings, all situated next to SEPTA’s Tulpehocken regional rail station. Upon completion, 78 residential units will be included in the development, with 60 in the multi-family building, and the remaining 18 in the two-family townhomes. The project also includes 24 parking spaces and 6,840 square feet of amenity space, with the latter located within the multi-family building.
Foundation work is underway for a residential building that was formerly planned at 1153 Chestnut Street in Market East, Center City, as part of the East Market Phase 3 development. Developed by National Real Estate Development, the project is the latest phase of the East Market complex. The work is in progress on the west side of the project, where three stories of underground parking, capped with a public space, are currently planned, though the space may be replaced with a high-rise building in the future. The previous plan, designed by Morris Adjmi Architects, was proposed to stand at 329 feet and 24 stories tall, with an interesting terra cotta cladding.
