Completion Nears at 2400 Frankford Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has discovered that construction is nearing completion at a four-story mixed-use building at 2400 Frankford Avenue in Fishtown, Kensington. The structure is rising at the angled northern corner of the three-way intersection between Frankford Avenue, Trenton Avenue, and East York Street, where a traffic circle was recently constructed. Designed by CANNOdesign and developed by Khosla Properties, the structure will span 17,972 square feet and hold 2,459 square feet of retail space and 15 apartments. Features include full sprinkling, a green roof, and parking for five bicycles. Permits list Tester Construction Group as the contractor and a construction cost of $2.6 million.

Although construction permits have been issued last February, construction has not yet started at the three-story single-family rowhouse proposed at 1905 East Harold Street in East Kensington, as Philadelphia YIMBY’s recent site visit has confirmed. Designed by KCA Design Associates, the project, which is situated on the east side of the block between Jasper and Emerald streets, will span 1,872 square feet and will feature a roof deck and full sprinkling. Permits list Andrey Levchenko as the contractor and a construction cost of $200,000, of which $173,000 is allocated toward general construction and $9,000 apiece to mechanical, electrical, and plumbing work.

A recent site visit by Philadelphia YIMBY has revealed that construction work is nearly complete at a three-story single-family rowhouse at 2138 East Albert Street in East Kensington, situated on the southwest side of the block between Martha Street and Trenton Avenue. Designed by 24 7 Design Group, the building rises 34 feet to the main roof (38 feet to the parapet and 43 feet to the top of the pilot house) and features a roof deck and full sprinkling. Permits list John Laychock as both the owner and the contractor.
