A recent site visit by Philadelphia YIMBY has discovered that construction work has still not started on the 15-story, 150-room AC Hotel by Marriott at 230 North 13th Street in Chinatown, Center City. Developed by Baywood Hotels, the development will add a vertical extension atop the existing prewar building, bringing the structure’s total height to 181 feet. Permits were issued in May of last year and the building continues to stand vacant.

Construction Still Pending at 1208 Chestnut Street in Midtown Village, Center City

A recent site visit by Philly YIMBY has revealed that demolition is still pending at the site of a 49-unit apartment building at 1208 Chestnut Street in Midtown Village, Center City, even though demolition permits have already been issued for the dilapidated three-story structure currently occupying the property. Designed by SgRA and developed by Michael Alhadad, the building will span a narrow, through-block lot on the block between South 12th and South 13th streets, stretching north-south from Chestnut Street to Sansom Street. The building will span 51,436 square feet and will feature a basement, ground-floor commercial space, full sprinkling, and a roof deck. Permits list Christian A. Sanchez as the contractor and a construction cost of $5.5 million.

A recent site visit has revealed no demolition nor construction progress at the site of the a 14-story, 86-room hotel at 122 South 11th Street in Midtown Village, Center City. The permit calls for a total construction area of 51,181 square feet and specifies Midwest Construction and Painting Inc. as the contractor.

Construction Tops Out at 245 North 12th Street in Chinatown, Center City

A recent site visit by Philly YIMBY has revealed that construction has apparently topped out at the four-story, six-unit building at 245 North 12th Street in Chinatown, Center City. Designed by Coscia Moos Architecture and developed by R+M Development Partners, with the Tester Construction Group as the contractor, the project rises from a 1,776-square-foot footprint and holds 7,661 square feet. The roof deck promises to offer dramatic views of the skyline, given the structure’s relative prominence. Features will also include full sprinkling, six off-site parking spaces, and space for seven bicycles. Construction costs are specified at $1 million.

Permits have been issued for the construction of a mixed-use building located at 1613 Cecil B. Moore Avenue in Cecil B. Moore, North Philadelphia. Upon completion, the new building will stand four stories tall, with a commercial space on the ground floor. The rest of the structure will hold 13 residential units. Cadre Design is the architectural firm behind the project.

A recent site visit by Philly YIMBY has revealed that construction has recently topped out at a six-story, 19-unit multi-family building at 225-27 North 12th Street in Chinatown, Center City. Designed by Coscia Moos Architecture and developed by R+M Development Partners, the project will feature 16,363 square feet of interior space. the development will offer seven bicycle spaces as well as six off-site parking spaces, with one set to be van accessible. Tester Construction Group is the contractor. Project costs are listed at cost $2.9 million.

As we expected, a recent site visit by Philly YIMBY has revealed no construction progress at Broad + Pine at 337 South Broad Street (also known as 337-41 South Broad Street) in Washington Square West, Center City; more surprising is that demolition has also not yet begun, although permits have already been issued. After having already gone through several major design revisions over the past few years, the high-rise planned at the northeast corner of Broad and Pine Streets at, has recently seen yet another major redesign. Designed by My Arch and developed by Dranoff Properties (which is also behind the Arthaus tower half a block to the north), the proposal has been reduced in scale down from 28 to 15 stories, though its residential unit count has increased from 56 to 91 units.

Although permits had been issued last year, a recent visit by Philly YIMBY has discovered that construction has still not begun at the six-story, 453-unit apartment building proposed at 2621-67 Frankford Avenue in East Kensington. Designed by Harman Deutsch Ohler Architecture (also known as HDO Architecture), with Turn Key Realty LLC as the contractor, the structure will become one of the largest in the neighborhood, holding 412,703 square feet of space and costing at $72 million to build. The development will offer ample outdoor space for residents and will become a major anchor for the rapidly developing residential area.

Philly YIMBY recently visited the site of a long-stalled proposal for an office tower at 1301 Market Street in Market East, Center City, half a block to the east of City Hall. Designed by Skidmore, Owings & Merrill and developed by the Oliver Tyrone Pulver Corporation, the building will yield over 700,000 square feet, with floor plates at the lower levels measuring over 25,000 square feet and those at the upper floors at over 17,000 square feet.

In September 2020, Philly YIMBY reported that permits have been filed for three single-family rowhouses at 628, 630, and 632 Master Street in Ludlow, Lower North Philadelphia. Today we look at the trio of three-story structures that have since been completed. According to permits, each building spans 1,363 square feet (or 2,045 square feet according to real estate listings, a figure that may be higher because of possible inclusion of a basement) and lists Universal Building & Construction as the contractor.
