A recent site visit by Philly YIMBY has revealed that construction has not yet started at a 22-unit mixed-use development at 2226-34 North Front Street in Norris Square. The building will rise five stories and 55 feet high. A commercial space will be situated on the ground floor and green roof will be located at the top of the building., which will provide a density bonus that will allow for a higher number of residential units. Eight bicycle spaces will also be included in the project. In total, the building will hold 18,277 square feet of space, with construction costs listed at $2.7 million.

Construction Anticipated at 1426 North 7th Street in Ludlow, North Philadelphia

A recent site visit by Philly YIMBY has revealed that construction has not yet started at a four-story, four-unit apartment building at 1426 North 7th Street in Ludlow, North Philadelphia, although permits have been issued last September. The structure will rise on the west side of the block between Master and Jefferson streets, where much development has taken place in recent years. Designed by Cadre Design & Development, the building will span 4,390 square feet, lending an average of nearly 1,100 square feet per apartment. Permits list the United Group General Contractor Inc. as the contractor and a construction cost of $437,000.

Although permits for the project had been issued around a year ago, a recent site visit by Philly YIMBY has revealed that construction work has not yet begun at 900 North 8th Street in Poplar, North Philadelphia. Designed by Coscia Moos Architecture, the building is planned to rise five stories and span 48,275 square feet, and contain commercial space and 60 residential units. Features will include surface parking for 12 cars, space for 20 bicycles, an amenity roof deck at the second floor, and full sprinkling. Permits list Post General Contracting as the contractor and a construction cost of $4,8 million.

A recent site visit by Philly YIMBY has confirmed that construction work is nearing completion at a two-building, 24,000-square-foot warehouse development at 510 East Haines Street in East Germantown, Northwest Philadelphia. Designed by the Trans-Pacific Engineering Corporation, the development consists of a two-story warehouse and an adjacent shed, described in the permit as “for use as wholesale, distribution, and storage,” and an adjacent parking lot. Permits list Lehigh Valley Building Systems as the contractor and a construction cost of $750,000.

A recent site visit by Philly YIMBY has revealed that, although permits have been filed in 2020 and 2021 and were issued in January, construction has not yet begun at the three-story single-family rowhouse proposed at 1816 Seybert Street in Cecil B. Moore, North Philadelphia. The development will replace a vacant lot on the south side of the block between North 18th and North 19th streets, situated a block east of the Girard College campus Designed by Carolina Pena of Parallel Architecture Studio LLC, the structure will span 1,987 square feet and will feature a cellar, a roof deck, and full sprinkling. Permits list BI Direct LLC as the contractor.

Residential Slabs Underway At One Dock Street In Society Hill, Center City

The Society Hill Towers in the Society Hill neighborhood of Center City used to stand alone in the local skyline until now, when a new residential tower is rising next door. At the corner of Dock Street and South Front Street, One Dock Street is currently under construction, which will stand 372 feet and 31 stories tall. Designed by Bower Lewis Thower Architects and developed by LCOR Incorporated, the rental apartment tower will feature 272 units and rise just over the height of the parapets of the Society Hill Towers.

Construction Underway at The Wagon House in Olde Kensington

A recent site visit has revealed that construction is underway at The Wagon House, a four-story mixed-use building at 1935 North 2nd Street in Olde Kensington. The structure will replace a garage and an adjacent lot on the east side of the block between West Berks Street and West Norris Street. Designed by Ambit Architecture, the structure will rise from a combined lot at 1935-39 North 2nd Street and span 10,640 square feet, which will include 1,000 square feet of ground-level commercial space and 13 residential units. The building will feature a basement, full sprinkling, and parking for four bicycles. Permits list Baltimore Select Properties as the contractor and a construction cost of $1.8 million.

Upon completion, the building will rise four stories tall. The ground floor will be home to a new commercial space, while the upper floors will hold 47 residential units. In total, the building will contain 45,554 square feet of space. Olney Construction is listed as the contractor. Construction costs are estimated at $7 million.

Construction Underway at 1148 Frankford Avenue in Fishtown

Philly YIMBY’s recent site visit has revealed that construction is well underway at a five-story, 59-unit mixed-use development proposed at 1148 Frankford Avenue in Fishtown, Kensington, as our recent site visit shows. Also known under its full address of 1148-62 Frankford Avenue, the project will span 42,100 square feet and will include a renovation and retail conversion of the 19th-century Kensington National Bank as well as construction of a five-story apartment building at the site of the bank’s parking lot. The Wells Fargo Bank branch currently situated in the existing building will be relocated to the new structure. Designed by OOMBRA Architects, the development will include 20 parking spaces for commercial customers, elevator service for residents, 20 bicycle spaces, and a roof deck. Permits list Wells Fargo Bank as the owner and Reed St. Builders LLC, and a construction cost of $9.25 million.
