The sixth-tallest project on Philly YIMBY’s December 2020 Development Countdown is the most visible development currently under construction in Philadelphia. Arthaus at 311 South Broad Street in Washington Square West, Center City, has already made a major impact on the skyline as it nears topping out at a height of 542 feet and 45 stories (though the marketing material describes the building as 47 stories tall). Designed by Kohn Pedersen Fox, which also designed the 792-foot-tall BNY Mellon Center, the city’s fifth-tallest building, and developed by Dranoff Properties, the building will feature 108 condominium apartments. Philly YIMBY’s recent site visit revealed busy activity, with workers installing cladding on the superstructure.
Permits have been filed for the construction of a 46-unit mixed-use development at 1200 Ridge Avenue in Poplar, North Philadelphia. The building will rise from a 10,620-square-foot footprint and yield 60,404 square feet of space. A commercial space will take up the entire ground floor, and the basement will be allocated to amenities such as parking space for 13 cars and 24 bicycles. A roof deck will be located atop the sixth floor at the summit of the structure, and will provide panoramic views of the skyline. The contractor listed for the project is HC Pody Company. An estimated $6 million will be spent on construction.
Permits have been filed for the erection of a multi-family structure at 408 North Front Street in Northern Liberties, North Philadelphia. The property is situated on the west side of the block that is located between Callowhill Street and Spring Garden Street. The seventh-tallest building on Philly YIMBY’s December 2020 Development Countdown is the 34-story skyscraper proposed at 3001 John F. Kennedy Boulevard in University City, West Philadelphia. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the bulky office building will feature an eye-catching staggered massing and an exterior of red aluminum cladding. The building, which will rise approximately 530 feet tall to the top of the parapet, is the first 500-foot-plus tower in the Countdown, the tallest proposal so far in the 14-acre Schuylkill Yards development, and will be the second-tallest building in West Philadelphia upon completion. Philly YIMBY’s recent site visit has revealed no construction progress so far at the parking lot that spans the site.
