Excavation on the first Schuylkill Yards tower is underway at 3025 John F. Kennedy Boulevard in University City, West Philadelphia. Developed by Brandywine Realty Trust, the mixed-use building, also known as Schuylkill Yards West, will rise to a height of 361 feet and 28 stories, clad in glass and stone. The building is designed by the Practice for Architecture and Urbanism, which has also designed the red Schuylkill Yards tower that will stand to the west at 3001 John F. Kennedy Boulevard. Once topped out, the tower will have a major presence on the skyline as the fourth tallest building in West Philadelphia.

Permits Issued for a Six-Unit Building at 1723 Memorial Avenue in Parkside, West Philadelphia

Permits have been issued for the construction of a six-unit multi-family residential development at 1723 Memorial Avenue in Parkside, West Philadelphia. The building will rise three stories tall, the same as the surrounding structures. The permit lists James Clancy as the design professional in charge with Fitler Development handling the contracting work. In total, the structure will hold 4,648 square feet of space and cost an estimated $250,000 to build.

YIMBY Tours the Piazza Terminal in Northern Liberties, North Philadelphia

Philly YIMBY recently went on a construction site visit to the Piazza Terminal, a mixed-use mega-development underway at 1075 Germantown Avenue in Northern Liberties, North Philadelphia. Designed by the BKV Group, the project will contain three main towers, interconnected by lower structures. The complex is being developed by the Post Brothers, which owns the Atlantic Building at 1401 Spruce Street and is also finishing work on The Poplar Apartments. The development’s 1,144 units will greatly expand the amount of residential space available in the area, while its substantial public space will improve the local pedestrian experience.

Construction Wrapping Up On Penn New College House West in University City, West Philadelphia

Construction work is wrapping up on Penn’s New College House West, located in University City, West Philadelphia. Designed by Bohlin Cywinski Jackson, the tower rises 12 stories tall at Walnut Street and five stories along Locust Walk. The structure is the University of Pennsylvania‘s latest student dormitory, which will house 450 rooms within 250,000 square feet of space.

YIMBY Observes the Rising Philadelphia Skyline from the Interstate 95

Today Philly YIMBY observes the city from the Interstate 95, where the skyline opens into a dramatic view. The highway is one of the longest in the country as it starts in Florida and travels north along the East Coast going through 15 states for 1,908 miles to the Canada border in Maine. But in Philadelphia, the I-95 runs along the Delaware River past the Girard Point Bridge, the sports complex, and the Navy Yard. The highway then turns north and runs under the Walt Whitman Bridge, past the decommissioned SS United States, which once held the Blue Riband as the fastest transatlantic ocean liner. The highway then travels past Penn’s Landing and under the Benjamin Franklin Bridge, where it turns to the northeast to head towards Trenton and New York City.

Construction Progresses on The HQ in Francisville, North Philadelphia

Construction is progressing rapidly on The HQ, a 30-unit multi-family building at 710 North 16th Street in Francisville, North Philadelphia. The development will rise four stories tall and will contain luxury apartments with a mixture of studio, one-bedroom, and two-bedroom units. The building will include a gym and roof deck. Stamm Development Group is behind the project, which is expected to yield around 35,000 square feet of space.

YIMBY Observes the Rising Philadelphia Skyline from the I-676

Recently, Philly YIMBY has covered the rising Philadelphia skyline from the Interstate 95 South and the Walt Whitman Bridge. Today we look at the skyline from the outlook at the Interstate 676 in Camden, New Jersey, which reveal a unique view of Philadelphia’s skyscrapers. The I-676 circles around the city as the Vine Street Expressway cuts through the north side of Center City, then heads south toward the Sports Complex and turns back to the Walt Whitman Bridge. The I-676 then heads south and becomes Route 42, while heading north on the highway takes one toward Camden and onto the Benjamin Franklin Bridge, which leads back to the Vine Street Expressway and further in University City and beyond.

Renderings have been revealed for a 127-unit residential development at 1901 York Street in East Kensington. Designed by LRK, the structure will rise six stories tall and will contain 103,151 square feet of floor area, which include 6,080 square feet of artisan space and 28 parking spaces.

Permits Issed for Three-Unit Building at 2209 North 7th Street in North Philadelphia East

Permits have been issued for the construction of a three-story, three-unit residential building at 2209 North 7th Street in North Philadelphia East, within a ten-minute walk of Temple University. The structure will span a 1,222-square-foot footprint and will offer 3,494 square feet of floor space, which lends an average of 1,165 square feet per unit. The proposal calls for a cellar and a roof deck, which will likely offer sweeping views of the skyline due to a lack of taller buildings or other obstructions in the vicinity. Permits list Vila Investments LLC as the owner, Christopher Menna as the designer, and JPL Construction Inc. as the contractor.
