A recent site visit by Philly YIMBY has observed continued construction progress at a multi-building mixed-use development at 918 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by L2Partridge and developed by Core Realty, the development, also known as 918-80 North Delaware Avenue, will consist of five seven-story buildings as well as a smaller single-story structure. The complex will hold a total of 418,480 square feet of space and include 426 residential units.

Steel Rises at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia

A recent site visit by Philly YIMBY has observed significant construction progress at a 12-story, 329-unit building at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia. Designed by Solomon Cordwell Buenz, the development, also known as 5th + Spring Garden, will stand 137 feet tall to the top of the main roof and 152 feet tall to the top of the bulkhead and will feature commercial space and 87 parking spaces.

Construction Complete at 2738 Federal Street in Grays Ferry, South Philadelphia

Philly YIMBY’s recent location visit has confirmed that construction work is complete at a five-story residential building at 2738 Federal Street in Grays Ferry, South Philadelphia. Designed by Gnome Architects, with GRIT Construction as the contractor, the development will span 23,914 square feet and offer 24 condominiums. Features will include a cellar, balconies in the front and rear of the structure on the second through fourth floors, and a roof deck above the fourth floor. The project will include four accessory parking spaces, one of which will be ADA and van accessible, as well as space for 12 bicycles. Construction costs are listed at $1.4 million.

Construction work is making steady headway on Innovator Village, a large mixed-use development rising at 2401 Washington Avenue in Graduate Hospital, South Philadelphia. The multi-building complex will hold 82 total residential units, coming in a mixture of difference housing types, with townhomes, duplexes/quadplexes, and two different multi-family buildings (one with retail).

Construction Making Headway at Chocolate Factory Development in Graduate Hospital, South Philadelphia

Construction work is well underway and making rapid progress at a massive development located at 2101 Washington Avenue, the location of the former Frankford Chocolate Factory in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the new building will rise six stories tall, and will contain two large commercial spaces at the ground floor. Above, there will be 247 residential units.

Permits Issued for 527-37 West Girard Avenue in Ludlow, North Philadelphia

Permits have been issued for a large mixed-use development at 527-37 West Girard Avenue in Ludlow, North Philadelphia. Designed by Continuum Architecture, the new development will involve the renovation of most components presently on-site, with exception of Building D, which will be demolished to make way for a new four-story residential structure. In total, the development will feature 38 residential units, with a commercial space at the ground floor situated at the intersection of 6th Street and Girard Avenue. The renovated and expanded complex is expected to yield 27,776 square feet.

Construction Still Pending at 1212-16 North Delaware Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has discovered that construction work has still not started at a six-story mixed-use development proposed at 1212-16 North Delaware Avenue in Fishtown. Located on the north side of the block between Marlborough Street and East Columbia Avenue, he building will feature commercial space at the ground floor and 48 apartments above. In total, the new building will hold 41,538 square feet of space. The project will include a roof deck and 12 off-site parking spaces for building residents, one of which will be reserved for car sharing, as well as 16 bicycle spaces. Permits list Janice Woodcock as the design professional and GMT Associates, Inc. as the contractor. Construction costs are specified at $6.5 million.

Renovation Complete at 2501 Oakford Street in Grays Ferry, South Philadelphia

A recent site visit by Philadelphia YIMBY has observed that renovation work is complete at a former clothing factory and warehouse at 2501 Oakford Street in Grays Ferry, South Philadelphia. Designed by Stanev Potts Architects, the project adds a fifth floor to the hulking, dilapidated four-story structure and converts the interior into 54 residences and artist studios. The 8,397-square foot addition will boost the 52,420-square-foot structure to a total of 60,817 million, at a cost of $8.5 million in construction work. Permits list 25th and Oakford LLC as the owner and Reed Street Builders LLC as the contractor.

Demolition Work Still Pending at 1600 Carpenter Street in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY has not4ed that demolition work has not yet begun at the site of a 191-unit mixed-use development planned at 1600 Carpenter Street in Graduate Hospital, South Philadelphia. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the complex will replace a suburban-style shopping mall with a stately, traditionally-styled six-story building facing Washington Avenue, which will offer 23,185 square feet of ground-level retail and 131 rental apartments, ranging from studios to two-bedrooms, many of which will rank as affordable housing. To the north, 60 multi-family townhouses will be situated, which will match the scale and the material palette of the surrounding area. The development will boast publicly accessible pedestrian promenades and landscaping, as well as 141 parking spaces, of which 119 will be located in an underground garage in the apartment building, and 22 more will be situated in the townhouses.

The development is situated on the south side of the block between South 18th and South 19th streets. Designed by Designblendz, the structure will span 3,352 square feet.
