Permits have been filed for the construction of a new building at 187 West Norris Street in Norris Square, Kensington. Located at the corner of West Norris Street and Palethorp Street, the new property will replace a grassy lot next to a three-story row home. The property is owned by Donna Methratta and Paul Metthratta.
The skyscraper cluster of Center City is seeing a sustained demand for hotels. The first Hyatt Centric Hotel in the city of Philadelphia stands at 1620 Chancellor Street and will soon welcome visitors. The 179-foot, 13-story, 175,000-square-foot building will offer 332 guestrooms with a 40-suite addition at the corner of South 17th and Chancellor streets.
Ocean City, New Jersey sits 50 miles southwest of Philadelphia, but the beachfront city falls well within the extended Philadelphia area, and its development affects the greater metropolis. Here, the large surface lot at 1101 Ocean Avenue, adjacent to the Flanders Hotel, is set to be developed into a six-story, 111-unit condo resort. The project, dubbed The Soleil Resort, will sit less than a block off of the boardwalk and the beach. The project will feature a cafe/restaurant and a shop for sundries and will include nearly 400 parking spaces in a covered garage.
Construction permits have been filed for 1816 South 58th Street in the Kingsessing neighborhood in West Philadelphia. The property is located at the corner of 58th Street and Trinity Street; documents state the lot is owned by Peter Holdings 18 LLC.
Over the past few years, University City has ushered a pretty long list of new and proposed 300-foot-plus residential towers. Another such tower now joins the “completed” list as The Chestnut at 3720 Chestnut Street, boasting a full height of 344 feet, has recently opened its 420 apartments. The new tower, designed by SITIO Inc and developed by EGP Urban Multifamily, has brought 427,100 square feet to University City.
