Riverwalk South Tower Receives Cladding in Center City West

The tower at Riverwalk South at 60 North 23rd Street is approaching its full height of 362 feet, while installation of the glass and metal cladding has commenced. Designed by Gensler and developed by PMC Property Group, the Riverwalk complex will bring 711 new residential units to the neighborhood, with the south tower holding 380 apartments. The south tower now rises 21 stories above ground, with just 11 floors left to the roof, as concrete work has been progressing faster as the weather gets warmer. Center City West will see a great skyline boost once the 32-story concrete structure rises to its pinnacle.

Permits Issued for Five-Story, 40-Unit Building at 4415 Chestnut Street in Spruce Hill, West Philadelphia

Permits have been issued for the construction of a five-story, 40-unit mixed-use building at 4415 Chestnut Street in Spruce Hill, West Philadelphia. Designed by Wulff Architects and developed by Orens Brothers Real Estate, the building will include retail space as well as features such as elevator service, a green roof, full sprinkling, and 14 bicycle spaces. Permits list Orens Development Inc. as the owner and Orens Brothers Inc. as the general contractor. Construction is expected to cost $5.5 million. The structure will be a part of a two-building complex that extends through the block to Ludlow Street to the north, which will total 70 units. Construction is already underway on the 30-unit Ludlow Street building.

The Laurel Rittenhouse Square Rises to the 27th Floor in Rittenhouse Square, Center City

The 599-foot-tall Laurel Rittenhouse Square skyscraper at 1911 Walnut Street at Rittenhouse Square in Center City has hit another major milestone as the concrete structure has risen above the 27th floor, which will feature amenity space and a pool. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, the future 48-story tower, which rises just to the northwest of Rittenhouse Square Park, is now passing the plateau of buildings that surround the seven-acre green space. The project will include 160 rental apartments and 85 luxury condominiums as well as retail.

Permits Issued for Six-Unit Building at 1424 Parrish Street in Francisville, North Philadelphia

Permits have been issued for the construction of a three-story, six-unit residential building at 1424 Parrish Street in Francisville, North Philadelphia. The structure will span a footprint of 1,360 square feet and will contain 3,771 square feet of floor space, which grants an average of 629 square feet per apartment. The building will feature a roof deck. The site is owned by Rubin Realty LLC, which also recently filed permits for a three-story, four-unit building less around the corner at 830 Burns Street, which will rise on the opposite end of the same vacant lot. Both projects also feature the same architect (Alexander Fiskman) and general contractor (Modern Solution LLC). Construction is expected to cost $180,000.
