A recent site visit by Philly YIMBY has discovered that renovation work is underway at 106 South 42nd Street in Walnut Hill, West Philadelphia. The development is situated on the west side of the block between Chestnut and Sansom streets. Designed by HDO Architecture, the project will involve renovations interior renovations to a prewar rowhouse and construction of a rear addition, which will expand the 3,406-square-foot building to 6,112 square feet and nine apartments. Permits list Zhu Fengjun as the contractor and a construction cost of $526,050.
The South Broad Street skyscraper canyon will possibly be extended in the near future with the two-tower Virgin Hotel development at 500 South Broad Street in Rittenhouse Square, Center City, bringing new skyline mass to an unexpected location. While the buildings’ heights remain unconfirmed, renderings indicate that the taller tower will rise 36 stories high while the shorter tower will stand 23 stories. The project is being developed by The Badger Group, Dranoff Properties, The Goldenberg Group LLC, and of course Virgin Hotels USA. The development was designed by Skidmore Owings and Merril, which has crafted iconic towers such as the Burj Khalifa in Dubai, the Jin Mao Tower in Shanghai, and One World Trade Center in New York City.
Philly YIMBY recently made its way uptown to Northwest Philadelphia to check out local construction, and one of our site visits discovered that excavation is currently underway at 3503 Midvale Avenue in East Falls. The development is situated at the bottom of a hill on the west side of the block between Cresson Street and Warden Drive. Designed by M Architects, the building will rise five stories, span 26,477 square feet, and hold 33 apartments. Two commercial spaces will be situated on the ground floor. Features will include a roof deck, full sprinkling, and 15 parking spaces. Permits list Midvale Commons LLC as the owner, ANC Builders Inc. as the contractor, and a construction cost of $5 million.
Permits have been issued for the construction of a warehouse at 956 East Erie Avenue in Juniata, North Philadelphia. The new building will stand one story tall and feature a sprawling footprint that allows for 592,312 square feet of interior space. The project will feature 44 loading spaces as well as 229 parking spaces, seven of these being accessible, and 104 of these for trailers. A total of 56 bicycle parking spaces will also be included. Construction costs are listed at $20 million.
A surge of development in Center City West is poised to change the neighborhood in the near future. One of these additions is the recently redesigned proposal at 2300-24 Market Street. The original plan was more massive and held residential space, and would have risen 202 feet and 14 stories high. The original iteration was designed by Tantillo Architecture and developed by Lubert-Alder, but now KieranTimberlake and Breakthrough Properties have collaborated to bring the new iteration. The building will now stand at a noticeably shorter height, with a confirmed floor count of nine floors, along with the buildings purpose shifting to office and lab space.
