Permits have been issued for 12 + Sansom, a high-rise planned at 123-27 South 12th Street in Market East, Center City. Designed by Studios Architecture, the tower will rise 20 stories tall and will offer 399 residential units, some with balconies. A roof deck will be included with the development. In total, the tower will hold 370,860 square feet of space. Clemens Construction is the contractor behind the project. Construction costs are estimated at $132.25 million.

Permits Issued for 12-Unit Building at 3028 West Dauphin Street in Strawberry Mansion, North Philadelphia

Permits have been issued for the construction of a three-story, 12-unit multi-family building at 3028 West Dauphin Street in Strawberry Mansion, North Philadelphia. The structure will be located on the southeast corner of the intersection of West Dauphin and North 31st streets and will replace an automobile repair shop. The new building will span a 4,500-square-foot ground footprint and will feature 12,915 square feet of interior space, which translates to slightly over 1,000 square feet per unit. The development will also offer a roof deck and parking for four bicycles. Permits list Dauphin St. Partners LLC as the owner and Priority Building Group, LLC as the contractor.

Philadelphia YIMBY Observes Views from the Top of The Laurel Rittenhouse in Rittenhouse Square, Center City

Nearly a month ago, The Laurel Rittenhouse at 1911 Walnut Street in Rittenhouse Square, Center City, celebrated its topping out with a commemorative event. Designed by Solomon Cornwell Buenz and developed by Southern Land Company, with the Harman Group as the structural engineer, the tower rises 48 stories tall and 599 feet, with additional two floors of mechanical space The parapet that will soon be constructed will reach 593 feet. The building will house 185 rental apartments and 60 luxury condominium units in the upper portion. Today, Philadelphia YIMBY shares skyline photos taken during our tour of the skyscraper as seen from the 48th and 49th floors, just under the final concrete slab.

Permits have been issued for the construction of a five-story, 54-unit residential building at 2630 West Girard Avenue in Brewerytown, North Philadelphia. Designed by ISA and developed by ADCO (American Development Company) and Callahan Ward, the structure, located under the full address of 2630-38 West Girard Avenue, is part of a larger complex that will also include 104 additional units sited within four-story winds along Taney and North 27th streets (not covered in the current permit), bringing the total residence count to 160.

Cladding Installation Begins at Cathedral Square Phase One in Logan Square, Center City

Cladding installation has begun on the first high-rise of the two-tower Cathedral Square development in Logan Square, Center City. Cathedral Square Phase One is located at 222 North 17th Street, just to the east of Cathedral Basilica of Saint Peter and Paul. Designed by Solomon Cornwell Buenz and developed by the Exeter Development Group, the residential tower will rise to a height of 245 feet and 23 stories.

Permits Issued for 35-Unit Building at 2043-51 North Front Street in Fishtown

Another day, another new building is set to rise Front Street. Permits have been issued for the construction of a 35-unit multi-family dwelling at 2043-51 North Front Street in Fishtown. Designed by CANNOdesign, the building will rise six stories tall and will feature commercial space on the ground floor and 35 bicycle spaces, providing a 1:1 ratio of bike spaces to units that will help encourage green forms of transportation. Tester Construction is listed as the contractor.

The renovation will add 69 residential units added to the structure, with some being artist studios. Permits list Diantonio & Bongiovanni B. as the owners, Timothy Kerner as the design professional, and Diantonio & Bongiovanni LLC as the contractor, suggesting that the structure will be constructed by the owner. Two weeks ago, Philadelphia YIMBY has announced the topping-out of The Laurel Rittenhouse at 1911 Walnut Street in Rittenhouse Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Harman Group as the structural engineer and the Hunter Roberts Construction Group as the contractor, the building now stands 599 feet and 48 stories tall, making it the ninth-tallest skyscraper in Philadelphia and the tallest residential building in Center City. The all-residential building (the tallest of the kind on the city) will offer 185 rental units and 64 luxury condominiums. Today we share some new photos from the topping-out ceremony.
