The 6th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 470-foot-tall, 34-story mixed-use commercial and residential tower proposed at 227 North 18th Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by EQT Exeter, with Studio Bryan Hanes behind the landscape design, the 700,000-square-foot-plus building is part of Cathedral Square, a redevelopment master plan for the block-sized archdiocesan campus around the iconic Cathedral Basilica of Saints Peter and Paul. The building will offer 450,000 square feet of office space on floors two through 14. Luxury residential space will span 250,000 square feet on floors 15 through 34. The ground level will feature 4,500 square feet of retail. The development will also include parking for 200 cars as well as a bicycle storage room. The building will be serviced by eight office elevators, two residential elevators, a freight elevator, and a swing passenger-freight elevator within the residential component.
Philadelphia YIMBY’s recent site visit has revealed that excavation is currently in progress at Edgewater Apartments, a seven-story, 180-unit residential building at 230 North 23rd Street in Logan Square, Center City. Designed by JKRP Architects, the 145,473-square-foot complex will rise 83 feet and seven stories with homes ranging from studios to two bedrooms.
Philadelphia YIMBY’s recent site visit has confirmed that foundation work has started for a four-story, 115-unit residential building at 139 North 23rd Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also specified as the contractor), the building will span a 43,590-square-foot ground footprint and contain 122,576 square feet of interior space, and will feature full sprinkling, a green roof accessible to residents, as well as an underground garage with space for 42 cars. The development team was permitted to include the current unit count via green roof and mixed-income density bonuses. Construction costs are specified at $35 million.

Construction is underway at the six-story, 19-unit multi-family building at 225-27 North 12th Street in Chinatown, Center City. Designed by Coscia Moos Architecture and developed by R+M Development Partners, the project will feature 16,363 square feet of interior space. the development will offer seven bicycle spaces as well as six off-site parking spaces, with one set to be van accessible. Tester Construction Group is the contractor. Project costs are listed at cost $2.9 million.
