Foundation work has begun at 2222 Market Street in Center City West. The 305,000-square-foot office building will rise 318 feet and 20 stories, with the law firm Morgan, Lewis, Bockius LLP as a tenant leasing the entire floor space. The structure, developed by Parkway Commercial Properties and designed by Gensler, features a blocky design with staggered sections. While the building is not going to drastically impact the city skyline, it is a significant development for the rapidly-growing neighborhood. The parking lot that spanned the site until recently has already been torn up, and excavation and drilling equipment is currently at the site.

However, a series of recent projects are adding significant density to the junction. Broad and Washington, 1113 South Broad Street, and 1223-45 Washington Avenue will add around 1,500 residential units, in addition to the 300+ that were recently added with Lincoln Square. In a span of around ten years, the intersection will take on a completely new look.

The development rises in the northern section of Northern Liberties, one of the most active development zones in North Philadelphia and in the entire city. The project, developed by Streamline, consists of a series of mid-rise buildings standing up to six stories, situated on an irregular site between North 2nd Street, Germantown Avenue, and Girard Avenue.
