Earlier this month, tenants began moving in to Promenade at Upper Dublin, a mixed-use residential and retail complex at 1100 Market Street in Dresher, PA. Two expansive, five-story buildings, with retail at the ground floor and 402 rental apartments above, will provide a dense, walkable urban node for the sprawling suburban community in Montgomery County north of Philadelphia. Developed by The Cordish Companies and Greenwood Racing and Entertainment and designed by Bower Lewis Thrower Architects, the building that will be Philadelphia’s second casino will feature 1.5 million square feet of space and will generate over $2 billion in annual economic impact. The three-story casino will offer 2,200 slot machines and over 125 live action table games, and the 215-foot-tall, 14-story high-rise feature 215 rooms overlooking Citizens Bank Park, the Philadelphia International Airport, the Delaware River and the city skyline.

In recent years, Fishtown and greater Kensington have seen an increase in real estate development, which continues in recent months with a string of permit filings, as tracked by Philly YIMBY. While the majority of the projects involve ground-up construction, One of the neighborhood’s largest ongoing developments refurbishes the Harbisons Dairy, a local landmark located at 2041-2055 Coral Street. SgRA Architects are in charge of the design for the historically-protected building into a 55 apartments, extending the structure by two stories, and preserving and repainting the Harbisons Dairy milk bottle, a water tower that doubles as a local skyline icon.

YIMBY Presents Exclusive Concept Massings for the Penn’s Landing Redevelopment in Center City

The Penn’s Landing redevelopment plan, revealed last month ago as a winner of a major planning competition, will bring dramatic change to the Delaware River waterfront with a total of 3.6 million square feet of floor space. Developed by The Durst Organization, the project is also slated to bring a 11.5-acre park that will connect the I-95 Park to Penn’s Landing, with green space built atop new platforms over the Delaware Expressway. Two large lots of land will be redeveloped to bring a total of 15 buildings, with the southern portion featuring high-rises up to around 300 feet in height and the towers in the northern portion rising up to around 700 feet. The project will bring 1,834 residential units to the eastern edge of Center City. Philadelphia YIMBY’s exclusive set of concept massings display the impact the development will have on the skyline about eight years from now when the project anticipates completion.
